ADA Compliance

and Retrofit

What you need to know

In 1990, the Americans with Disabilities Act was passed by the US Congress. In 2010, an updated set of standards and regulations was enacted by the Department of Justice. Every couple of years there may be updates to the ADA to address new concerns or situations which arise. As a business owner or developer it is your responsibility to stay in compliance.

  • Any non-compliance will expose a business, municipality, or HOA to arbitration fees or lawsuits by the Federal Government or private citizens.

  • Some businesses do not need to retrofit their properties to comply if they can show that the cost does not warrant the retrofit. But many regulations can be applied to existing businesses with minimal or acceptable cost.

  • Many public spaces, including public sidewalks, must be updated to comply with the latest regulations.

  • The ADA is a broad ranging regulation which covers everything from Public spaces and bathrooms, to websites and telephone services.

  • Our ADA Compliance service is limited to the physical "outside" of any building or structure and does not include any electronic-based (i.e. internet), or architectural compliance.

Who needs this service:

  • Land Developers - A review of your project, including the Civil Engineering plans, for compliance with ADA will save you time and money later in construction. Changes during construction are far more costly than during the design phase.

  • Civil Engineering Firms - ADA Compliance is not an easy subject, and often under-experienced engineer will not know that their current design is non-compliant.

  • Agencies and Municipalities - Public Agencies and Municipalities are required to comply with retrofit of existing facilities to remove barriers which prevent their citizens and customers from using public amenities including public sidewalks.

  • Property Owners & Investors - Businesses need to comply with recent changes to the ADA regardless if triggered by a renovation.

  • Homeowners Associations - Your private streets, community facilities, and open spaces must be inclusive and comply with the ADA.
